A Non-Resident Indian (NRI) is an Indian citizen who resides outside India for employment, business, or vocation, or stays abroad under circumstances indicating an uncertain duration of stay. Non-resident foreign citizens of Indian origin are also considered on par with NRIs.

A Person of Indian Origin (PIO) is someone (excluding citizens of Pakistan, Bangladesh, Sri Lanka, Afghanistan, China, Iran, Nepal, or Bhutan) who either:

  • - Has ever held an Indian passport, or
  • - Has a father or grandfather who was a citizen of India under the Constitution of India or the Citizenship Act, 1955.

An Overseas Citizen of India (OCI) is a person who:

  • - Holds citizenship of another country but was an Indian citizen at the time of, or after, the commencement of the Indian Constitution, or
  • - Was eligible to become an Indian citizen when the Constitution came into effect, or
  • - Belongs to a territory that became part of India after August 15, 1947.
  • - Is a child of any of the above individuals, or
  • - Is the minor child of a person mentioned in the first category.

No, they do not. The Reserve Bank of India has granted general permission to both NRIs and PIOs to purchase residential or commercial property in India, without requiring prior approval. This makes property investment in India easier and more accessible for those living abroad.

No, there are no limits. NRIs and PIOs can purchase as many residential or commercial properties as they wish under the general permission granted by the Reserve Bank of India, offering them greater flexibility in their investment choices.
