From the Desk of the Jt. MD1
Dear Friends,
It’s really been a healthy quarter and our sales have picked up. I thank all of you for referring your friends and family which helped make our last quarter a success! We have come up with a new referral program called ‘Ashiana Smiles’ which is a lot more fun and also more rewarding. Do speak to your sales executive or estate officer to understand the program.
It is a matter of great pride for the Ashiana team to be ranked the No. 1 Senior Living company in the country by Track2Realty, which is an independent research agency. We have been ranked No. 1 two years in a row. I am also pleased to see that both our recently delivered Senior Living projects are already carrying out a lot of activities and creating activity clubs. These activities help us to achieve our purpose of creating an active, healthy and independent lifestyle.
The Ashiana team is also paying attention to older projects. Ashiana Manglam and Ashiana Amarbagh have been repainted and work has begun at Ashiana Greenwood.
I remember Dad telling us that the only way to increase the life of buildings is to repair and repaint them at regular intervals. And of course, there is the aesthetic appeal of a fresh coat of paint!
Last but certainly not the least is the contribution of our Supermoms! From simple day-to-day activities to creative ones - like making paper bags and cloth bags to replace plastic bags – our Supermoms are busy at our various projects, adding so much character, fun and purpose. We are really proud of them!

Ashiana Housing Limited has been awarded the Bhamashah Award by the Government of Rajasthan for the sixth successive year. The title Shiksha Bhushan has also been conferred upon Ashiana in recognition of its outstanding contribution to basic education in Rajasthan state
Annual Training
Annual sales training was conducted over two days at Treehouse Hotel, Bhiwadi. The training module was based on the Six Principles of Influence. The entire sales team, with more than 100 sales & marketing persons, was there to exchange experiences and thoughts. Mr. Ankur Gupta was the trainer and he emphasised the need of improving the sales process so that it ultimately enhances a customer’s experience of buying.

Recognitions
Ashiana is proud of our senior estate officer, Mr. Madan Prasad who received all seven badges for showing Core Values of Ashiana seven times.
Ashiana Smiles Programme
Ashiana Smiles is the new referral and loyalty programme that helps Ashiana customers – owners and tenants – to live an upgraded superlative lifestyle by referring their friends and family to Ashiana projects. We have enhanced the programme through its rewards and perks. A customer can refer for multiple activities like fresh sale, resale, rental, corporate presentation, social media comments and earn points. They earn points for every referral activity and attain smile levels (Silver/ Gold/ Platinum). The more they refer the more benefits they earn. More than 570 customers are already registered with the programme.
Senior Living Rated No.1
For the second year in a row, Ashiana Senior Living has been rated as No. 1 in India by Track2Realty in the Senior Housing category.

An online quiz by Books & Beyond on Indian Premier League cricket was won by Naveen Garg with Vivek Ganjoo, Abhishek Tripathi second and third respectively.
Annual Report 2017-18
Our Annual Report for the Financial Year 2017-18 has been published and is available on the Ashiana website.
Estate Officers Meet – At the start of a new financial year, all estate officers across Ashiana came together for a refresher course on important internal processes and on handling objections.
Annual HR Meet – All HR personnel also got together and were briefed on: implementation of the HR Business Partner concept; making salary structures; tax calculations; documentation processes.
Management Training – A two day session was organised on managerial skills for first-time managers. They were given small but important tips which they would be able to instantly apply in their work life. Participants from across branches attended with enthusiasm.
Soft skills: three different sessions were held
Good to Great- (Soft Skills) – In today’s world, soft skills are as important as hard skills. Three different sessions on soft skills were attended by appreciative participants.
Maintenance Training – A half-day session was organised for the entire Facilities team in Bhiwadi and Jaipur branches on two important processes: Know your Colour – Audit Process, and Handling Observations.
Internal Processes (Management Conversation plus Performance Assessment) – An internal session on the new MC+PA process was organised for Pune, The team received training on Goal Setting, and on Giving and Receiving Feedback.
Skill Development
Ashiana Anmol, Sohna started its first Skill Training batch of Assistant Masons In association with CREDAI.
Ashiana Foundation
Taking the CSR activities of the Company forward, Ashiana Foundation Trust has been set up with effect from April 18, 2018. All CSR activities of the Company will now be initiated by the Ashiana Foundation.
PHOOLWARI
Fun with Colours Phoolwari children were introduced to different painting patterns using available items from their school. Children loved painting with forks, bottles, brushes, flowers and all sorts of vegetables as their shapes were explored.

Teaching children to prepare their own food is an important life skill and Phoolwari children enjoy making snacks and love to eat and taste the different flavours of their experiments. Children learnt about healthy snacks using nutritious ingredients and enjoyed the tasty treats.

Apart from the curriculum activities, SuperMoms (from Bhiwadi, Jaipur and Jodhpur) taught Phoolwari children new and different craft activities.
Mother’s Day
Mother’s Day is an important day for everyone and so it is for our Phoolwari children. This time children showed creativity in preparing hand bracelets for their mothers along with greeting cards, displayed their singing and dancing talent and involved them in bhel making.

Over 200 units at Phase-1 already given now and Phase-2 of Ashiana Surbhi, Bhiwadi along with 17 units for EWS/LIG categories have been successfully handed over this quarter.
Cab Facility
Cab services have started for residents of Ashiana Surbhi, Bhiwadi so that going to the nearest public transport is easier.
A fancy dress competition was held at the Club house at Ashiana Dwarka, Jodhpur.

Mohalla Event
A mohalla event with Prabhat Khabar was organised at the Club house of Ashiana Anantara, Jamshedpur drawing nearly 200 participant who spent time on fun games, singing and dancing.
Happy Summers
A Happy Summers event was organised in the Club House of Gulmohar Gardens

Jaipur. Customers actively participated in all fun activities and thoroughly enjoyed the games and interaction with each other. An E-rickshaw was booked for our guests to go around the project. The event was organized to showcase the project lifestyle and familiarise the customers with the location and area. Show Home and Club house were also shown to our customers. Around 150 customers attended the event and the entertaining musical evening concluded with dinner for all.
Health Checkup
A free health checkup camp was organised in the Lotus Community Hall at Ashiana Gardens, Jamshedpur. Over 135 residents consulted neuro and spine specialists from Fortis Hospital, Kolkata.

World Yoga Day
More than 250 residents from Ashiana Aangan, Bhiwadi, participated in the yoga sessions to mark World Yoga Day in the morning. Residents have also now started yoga practices on a regular basis under the guidance of resident instructor Mr. Bipin Chaudhary.

Gup Shup
A Gup Shup was organised at Vrinda Gardens, Jaipur for customers to showcase to them the lifestyle enjoyed by residents. Guests appreciated that the project has a very healthy and happy lifestyle. Some customers also met and interacted with the residents. A separate stall was set up for Ashiana Smiles registration along with a lucky draw. The Anchors also hosted different games for children and the other guests. All guests participated enthusiastically and the event concluded with prize distribution followed by dinner.

Live and Learn
The Live and Learn programme was launched in The Learning Hub at Ashiana Umang, Jaipur this quarter. The evening saw a gathering of around 300 residents including children
Our Director, Mr. Varun Gupta made a presentation on the Live and Learn concept and its role in the overall development of children in such an environment. He went on to explain how these activities and facilities are fruitful for their future.
Different miniature showcases of the activities were conducted focusing on the children who participated enthusiastically, and enjoyed themselves along with their parents
The Live and Learn programme provides a platform to jumpstart every child’s journey to knowledge --- so that they can think more to learn more.
Know your Family
A family event was organised under the Live and Learn programme where residents of Ashiana Umang, Jaipur, got a chance to introduce themselves and get to know each other. Children got busy drawing family trees!
Environment Day
Environment Day at Ashiana Umang, Jaipur was observed with different activities organised by Live and Learn, like drawing posters on Saving Earth, an environment quiz on the world around them, and planting trees.
Handovers
Unit handovers have been started for Phase-3, Ashiana Umang, Jaipur. With over 50 handovers, families are moving into the newly developed phase. Total occupancy at Ashiana Umang now exceeds 200+ families in all phases.

Father’s Day celebrations at The Learning Hub at Ashiana Umang, Jaipur, was a time to celebrate and honour fathers with a variety of events. There were dance performances by the Live and Learn children, senior and junior, The eldest father in Ashiana Umang, Jaipur cut a cake, and other fathers participated in a balloon race with their children

There was a small launch event of Reading Hub at Ashiana Umang, Jaipur with Story Tree professionals conducting story sessions for children in senior and junior groups followed by activities based on the session. There was enthusiastic participation and the children are excited about the book cafe with 2000+ books. A story session was also held for all mothers and children on how to present a story .

STP Operational
Sewage Treatment Plant (STP) at Ashiana Town, Bhiwadi is operational now. Pumps have been installed to discharge treated water for gardening.
Ecology Club
Children from Ashiana Town, Bhiwadi were taken on a walk through the gardens and shown the different flowers available within the society grounds. They discussed names, differences, permanent and seasonal, weeds --- there was a lot to discover

Fall Prevention
A talk for the elderly on preventing falls was organised at Ashiana Nirmay, Bhiwadi with the City Nursing Home team. The team briefed residents about fall management at a senior age. Some exercises were demonstrated by the physiotherapist. At Ashiana Utsav, Bhiwadi different sessions were organised to teach residents about fall prevention. Activity executive Ms. Manjula also visited non active single residents to discuss the problem with them individually. At Ashiana Utsav, Jaipur activities were organised to spread information related to fall prevention amongst residents and staff. At Ashiana Utsav, Lavasa, residents gathered to hear Dr. Hozdar our doctor in residence on the subject.
World Environment Day
World Environment Day at Ashiana Nirmay, Bhiwadi was celebrated with a planting drive. At Ashiana Utsav, Bhiwadi residents were encouraged to segregate garbage. Polybags in two different colours were also distributed to help segregation. Ashiana Utsav, Jaipur celebrated by getting together to spread the message for encouraging awareness and protection of the environment with an Awareness Walk and by planting saplings. At Ashiana Utsav, Lavasa, Dr. R.B. Chauhan, resident, made a presentation on Garbage Solutions and residents planted saplings at the Activity Centre.

International Yoga Day
On International Yoga Day, instructor Ms. Tripti Bhatt demonstrated Asanas and gave some valuable tips helpful for seniors. Residents of Ashiana Nirmay, Bhiwadi enjoyed the session with healthy sprouts and tea. At Ashiana Utsav, Jaipur Mr. K. C. Paliwal conducted a yoga session. At Ashiana Shubham, Chennai, residents gathered to perform Asanas. At Ashiana Utsav, Lavasa Mrs. Anuradha Mahindra (certified yoga trainer) demonstrated basic yoga and explained its importance
Aqua Therapy
Aqua Therapy sessions were held in the swimming pool at Ashiana Nirmay, Bhiwadi and enjoyed by residents. At Ashiana Utsav, Jaipur residents were introduced to water based physiotherapy by Abhishek, Jema and Ramswarup of Maintenance Division. An Aqua Therapy session was also organised for residents of Ashiana Shubham, Chennai.

Arts & Crafts
In Bhiwadi, at Ashiana Nirmay’s once a week Art & Craft sessions have included bottle painting, lantern and scrapbook making, point painting, making ganesha paintings in some simple steps and name plate making among others. At Ashiana Utsav, Bhiwadi too residents flock to these creative classes, this time doing wool weaving and making beautiful paper flowers and notebooks.
Sai Sthapna Diwas
Sai Sthapana Diwas was celebrated at Ashiana Utsav, Bhiwadi at the Temple. The programme started with Sai bhajans, abhishek followed by sunderkand path, and prasad was distributed to all.
Movie Show

The Dance Club at Ashiana Nirmay, Bhiwadi arranges dance music from old and new hits weekly to which residents enjoy dancing
Tambola
The favourite activity of residents at Ashiana Nirmay, Bhiwadi is the weekly tambola games. Enthusiastic participants both men and women attend regularly.
Billiards
Residents can now start billiards classes at Ashiana Nirmay, Bhiwadi. Our trainer Sanjay is available for eight classes and helps with practice.
Month End Party
Residents enjoy very pleasant evenings at the month end parties. This quarter saw birthday and anniversary celebrations by residents of Ashiana Nirmay, Bhiwadi as they partied with songs, music, games and snacks. At Ashiana Utsav, Lavasa the month end party played fun games and a group dance.
Aroma Therapy
Resident Mrs. Rita Sarin, a qualified aroma therapist and reflexologist, held an aroma therapy session at Ashiana Utsav, Bhiwadi. This session was well attended by residents who learnt simple techniques of massaging with special aroma therapy oil.
Hearing Aid Seminar
A seminar on Hearing Aids and a hearing test were arranged at the TV lounge in Ashiana Utsav, Bhiwadi by Amplyclear Hearing & Speech Clinic, Dwarka, New Delhi for residents.
Cookery Show
Residents of Ashiana Utsav, Bhiwadi demonstrated how to make different summer cooler drinks like water melon lassi, fruit punch, aam panna, paan shake and cold rasam at their cookery show. Over 70 residents attended and enjoyed the drink at the Café. At Ashiana Utsav, Jaipur, Utsavites enjoyed the demonstration dish prepared by our Chef Mr Rocky Sarkar and also tasted the preparation.
Fancy Dress
At a Fancy Dress competition in Ashiana Utsav, Jaipur, ladies participated putting in great effort in dressing up and presenting their best efforts.
Water Conservation
Resident Mrs. Anjana Mehta took the initiative of educating maids on the importance of water in our lives at a session at Ashiana Utsav, Jaipur to teach them how to save water at home. She went on to take a session with residents as wel
World Music Day
World Music Day was celebrated at Ashiana Utsav, Bhiwadi in the Utsav Hall with 16 performances during the evening. There was a large crowd of resident to enjoy the songs music and a dance performance by fellow residents.

Ashiana Utsav, Bhiwadi residents’ organised langar and shabeel on Guru Arjun Dev ji shahidi diwas, and again on Nirjala Ekadashi. The events were open to all visitors

Herbal Life Nutrition
Residents attended an exclusive health evaluation session at Ashiana Utsav, Jaipur by Herbal Life Nutrition. Nutrition experts, Ms. Ritu and Ms. Rupa conducted the Informative session about diet plans and the use of herbal life nutrition in daily life. Residents also attended a session of awareness on herbal products by Modi Care.

Table Tennis

Readers Club
After the formation of Library Committee, at Ashiana Utsav, Jaipur. members plan to have at least one reading every month on different topics. Kick off was by Dr. K Mittal who introduced and launched his book Enlightenment Leadership.

Ashiana Utsav, Jaipur conducted a rangoli making competition for many of the female Utsavites to show their creativity in the art.
Children’s Visit
NGO Raghukul coordinated visits by children Ashiana Utsav, Jaipur. The children had good interactions with Utsavites followed by a round of the Utsav project. Light snacks were arranged in Utsav Café for all.
Increasing Awareness
An exclusive awareness and question answer session by Mr. Rishi Babbar on the uses of gadgets (mobile phone, laptop and tablet) and also awareness of social networking sites was conducted by Ashiana Utsav, Jaipur. There was also a separate session on increasing awareness of financial products. Ms.Bhawna Pareek (Regional Head Sales, Casa) and Mr. Vijay Goyal (Zonal Marketing Manager) were invited to share information about mutual funds and retirement schemes.

Labour Day
On Labour Day, all workers at Ashiana Utsav, Lavasa received refreshments and snacks and enjoyed participating in a group dance with residents.
Health Talks Phoenix Care organised a talk on Geriatrics as a Second Childhood in the multipurpose hall at Ashiana Utsav, Lavasa. Dr Goel, a resident, made a presentation on Homeopathy to the residents. Dr. Sharad Kumar a well-known endocrinologist from Lucknow also gave a talk on Life Style Effects on Hormonal Disease.

Residents enjoyed song and dance programme on Kathak by a resident and her daughter at Ashiana Utsav, Lavasa. A Sangeet Sandhya was also organised for residents to enjoy melodious songs.

At the Sweet Festival organised at Ashiana Utsav, Lavasa, residents made sweet dishes at home and shared their efforts with other residents in the multipurpose hall.

Khelotsav is one of Ashiana’s biggest sport events and was held over three days at Ashiana Utsav, Lavasa with competitions in 17 sports including table tennis, carrom, badminton, rangoli, cycling, pool games, dance, songs, tug of war.

Outings
Care Homes residents went for a movie named 102 Not Out as part of their regularly organised outings. It was a wonderfully enjoyable day with the movie being discussed over lunch at a new place with a new taste. Residents rounded off their day out with a visit to Genesis Mall and loved the snacks there.

Mrs. Bhagwati Odhrani from Jaipur became part of the Care Homes family and was warmly welcomed and greeted them with bouquet and gifts. She was accompanied by her son, who said that he has visited many other such concepts but definitely this is the best of all he has seen till date.

A stretcher that can be converted into a wheelchair was presented to Care Homes by Mr. O.P. Maheshwari who said that he was on a visit when impressed by the facilities and services of Ashiana, he decided to acquire his own flat in the Senior Living segment.

Meditation Session
Residents of Ashiana Manglam and Ashiana Utsav regularly visit Care Homes and conduct meditation sessions. They teach simple and practical techniques to relax and calm the mind. The session was loved by all the residents.
