From the Desk of the Jt. MD
Dear Friends,
The last year has been really tough on the sales front, but we did well on other fronts. We delivered a lot of homes that were all of a better quality, and on time. We also completed work on six clubhouses at an earlier stage of the construction cycle. All this was possible because of superior planning and execution. And winning the NDTV award for Best Budget Housing for Ashiana Dwarka, Jodhpur was an acknowledgement of that effort.
850 Ashiana units were rented out during the past 12 months. We continue to do our best to offer an enhanced lifestyle to our residents, for example, at Ashiana Town, we have tied up with a coaching company to help our children learn badminton, tennis and swimming.
On the CSR front, we received three awards. We upgraded facilities at government schools and trained more than 300 labourers. I would also like to thank our Ashiana Supermoms in Bhiwadi who teach the kids at Ashiana Phoolwari Schools.
The real estate sector looks set for a revival thanks to the numerous initiatives taken by the government. Home loan rates are the lowest they've been in ten years, the Pradhan Mantri Awas Yojana is giving a subsidy on loan interest to first-time home buyers with an income level up to Rs. 18 lakh and RERA will improve transparency in real estate deals. At Ashiana, we have ready-to-move-in properties so customers will not have to pay service tax. Looking at all the above, I am very positive about the coming year!

Going the Extra Mile
Superviser (Electrical Engineer) Ashiana Tarang, Mr.Devender Singh stepped forward and took responsibility when arrangements for a corporate event fell through and arranged lights, tents, and a DJ through his personal contacts at the last minute, Going the Extra Mile to help make the event successful.
Despite a fractured leg, Supervisor Ramesh Singh personally went to his contact in the bank to withdraw cash enabling a contracted labourer to reach home to grieve his mother's loss despite the severe cash crunch at the time. This was truly a case of Going the Extra Mile.

Training Sessions
Training and development activities this quarter were organised as usual across departments and the organisation.
Sales Team Training
Continuing on from Salto Dee Fe's earlier training, one more session was organised on internal construction processes and facility management for all AMs and Sales Managers. They will be sharing their learnings with teams at their respective projects.
HR Training
Teams of 15 HR people were brought together and trained on revised HR policies and best HR practices in the industry.
Maintenance Training
Maintenance training was organised at Ashiana's Jamshedpur, Bhiwadi, Jaipur and Jodhpur branches with staffers being given tips on the KYC process (Know Your Colour- Project Audit) and preventive maintenance.
Employee Self Service Portal Training
To provide help to employees whenever they want, self-help videos were created
on handling payroll software (Employee Self Service); how to apply for leave; the process of applying for a compensatory off; leave cancellation and the attendance regularisation process.

Knowledge Sharing
As part of sharing knowledge from books, the Executive team were presented copies of the book Getting To Yes by Roger Fischer and William Ury.
Healthy Lifestyle for Women
The HR Department has developed several new methods for internal engagement in the last quarter. A health talk by Dr Morepen was organised on Women's Day.
Skill Training
For this quarter, three new Skill Training batches saw a total of 53 participants in training programmes for Shuttering and Bar Bending at Sohna and Bhiwadi.

Presenting laptops to merit students
Merit Awards
We are proud to share that three Phoolwari school children from Ashiana Town, Bhiwadi who moved on to the Government School at Thada village for their senior education were provided a laptop each for scoring more than 80 percent in Class 8 by the Sub Divisional Magistrate, Alwar. Awards were given to the hundred best children from 33 districts of Rajasthan state.
Special Initiative
During the winters a special initiative was taken up by Mrs. Vandana Maurya, resident of Ashiana Navrang, Halol along with other residents to help children studying in Phoolwari and needy ones with woollen clothes, sweaters and blankets. Everyone appreciated her efforts towards society and decided to do such things on a regular basis in Halol.

World Water Day
World Water Day provided Phoolwari children an opportunity to learn about the importance of fresh water and sustainable water use and to celebrate the importance of water in everyday life.
All About Plants
Instructors used the school landscape at Phoolwari schools to connect kids to the world of soils and plants. They were able to watch how a seed germinates and forms a plant from seeds they had planted themselves. Story telling sessions helped children understand the importance of trees and the negative impact of tree felling on the environment and ecology.

Customer Evening
Ashiana Surbhi, Bhiwadi organised a special evening event for all customers from the corporate world to familiarise them with the project’s construction status. Ashiana Surbhi already has 33 families in residence. There were lots of entertaining activities but the highlight was the magician from the TV show India's Got Talent. The selfie booth too was also an attraction where customers clicked photographs with their family using a variety of different props.

New Initiative
The Sales office at Ashiana Tarang, Bhiwadi has set up neat trellising frameworks to organise its car park in an orderly fashion. Creepers have also been planted alongside to provide shade and overall the external view of the office has distinctly improved.

A cooler for drinking water has been installed of front of the main entry gate at Ashiana Tarang, Bhiwadi. It has been much appreciated by everyone as even passers-by and visitors to the regular local mela outside are relieved to find clean cool water to drink.

We have installed window grills at the site office as a safety measure against robberies. Now the office valuables are well protected and there have been no thefts in recent times.

Special Facilities
Ashiana Nirmay (Phase 1), Bhiwadi is a senior living project, so special care has been taken to fulfill all the requirements of senior citizens. In Phase 1, units have been provided with modular kitchens, and wardrobes in all bedrooms. Some additional electrical items such as Emergency Response System, Geyser in Kitchen and Toilet, Chimney, Ceiling Fans Tubelights, Exhaust Fans and Night Assist Lights are being provided to customers.

Construction Updates
At Ashiana Nirmay (Phase 1), Bhiwadi, concrete casting work of the Electrical sub-station (ESS) is completed. Once all the work is completed, customers will have a permanent JVVNL electrical supply.

World Environment Day
On June 5, along with all other projects, Ashiana Utsav, Bhiwadi celebrated World Environment Day. Resident Mr Ram Prakash gave a demo to teach composting of our kitchen waste material.

Art & Craft
Art & Craft is a therapeutic activity for people of all age groups. Paper weaving notebooks were made in the regularly held craft class at Ashiana Utsav, Bhiwadi for residents. There was childlike enthusiasm amongst the participants and each one made a beautiful notebook.
World Music Day
Ashiana Utsav, Bhiwadi combined World Music Day celebrations with their month end party. Residents enjoyed the musical evening and songs by our residents. At Ashiana Utsav, Jaipur , the day saw a display of talent by residents Mr Sudhir Sharma, Mr S.K. Kandewal , Mrs Sharda Sharma , Mrs Patak and Mr Fraklin who played a variety instruments. The celebrations concluded with refreshments from the Utsav Café.

Hanuman Jayanti
Hanuman Jayanti was celebrated at the Temple in Ashiana Utsav, Bhiwadi. Pooja was followed by abhisekh, bhajan, and prasad distribution.

Langar & Shabeel
Residents of Ashiana Utsav, Bhiwadi organised a langer and shabeel twice over. First on Guru Arjun Devji’s Shahidi Diwas, and then on Nirjala Ekadashi. Both occasions saw wholehearted participation by residents making it truly a community programme.

International Yoga Day
At Ashiana Utsav, Bhiwadi , celebrations for International Yoga Day started at 6:00 am. Mrs Parminder Marwah welcomed residents and spoke on yoga. Col Babu Lal Sharma, Mr Malhotra and Mrs Santosh Arora demonstrated different yoga asanas and pranayama. Utsavites from Jaipur started with a fresh air yoga session in the park followed by tea from Utsav Café. At Ashiana Utsav, Lavasa, International Yoga Day was celebrated by residents with the Heartfulness team through meditation.
Sunderkand Path
Ashiana Utsav residents in Jaipur organised Sunderkand Path at the Utsav temple. Path was followed by Vandana, Bhajan and Prasad distribution.
Bhajan Sandhya
Every Tuesday, Utsav Jaipur residents celebrate Bhajan Sandhya in the evening. puja is followed by vandana, bhajan and prasad distribution.
Ram Navami
At Ashiana Utsav, Jaipur , the Navrati festival began with Durga Puja and bhajans at the Utsav Temple. The festivities continued till Navami with bhajans , garba and distribution of prasad every day to all Utsavities who participated. Bhangra was organised by Utsav residents on the occasion of Ram Navami.
Baisakhi
Ashiana Utsav, Jaipur residents never miss a chance to entertain themselves with dance and songs. This time fun filled the Baisakhi celebrations. Residents dressed up in Punjabi dresses and danced to Punjabi songs. Dinner was at the Utsav Café.
Ladies Get Together
Ashiana Utsav, Jaipur ladies planned a get together drawing more than 50 participants into showing their talents. Refreshments were organised by Utsav Café.
Cookery Show
The Cookery Show is a much demanded activity in Ashiana Utsav, Jaipur . Our café cook Mr Rocky Sarkar demonstrated Bread Pizza Pocket. A large number of residents enjoyed the demonstration and the taste and are looking forward to the next show.
Finance Camps
A Financial Planning camp was organised at Ashiana Utsav, Jaipur by Maloo Finance Consultants for residents to manage their money. A complimentary lunch was also hosted by the organisers. A SBI mutual fund consultant made his presentations at a separate camp. Utsavites at Jaipur now have the benefit of financial advice from two or three consultants.
Tambola
Tambola is among the most popular activities at Ashiana Utsav, Jaipur . Here the tambola session are organised twice a week and are extremely well attended by Utsavities. Males show as much enthusiastic interest as females.
Singing Session
Singer Isha Narkhade put on a performance for Ashiana residents at Ashiana Utsav, Lavasa who happily welcomed her and joined in the singing.

Prospective customers organised a speech on Living A Happy Life at Ashiana Utsav, Lavasa , and a showing of Zumba which enabled residents to actively participate.
Physician's Visit
Dr Prasad Honap, physician from VIMHAN's visited Ashiana and gave a talk on health at Lavasa. Residents look forward to his visit on every Tuesday.

WELLNESS PROGRAMMES
Excercising Brain & Body Physiotherapy exercises were conducted by the VIMHANS team as part of the regular activities at Ashiana Utsav, Bhiwadi . Nearly 20 residents attended the session. A team from VIMHANS also organised a Brain Gym with residents enjoying themselves solving puzzles.
Talk & Hear
The Ashiana Utsav, Bhiwadi Diet Talk this time was by Dr. Dimple Mathur from Star Hospital, Bhiwadi. She discussed Nutrition Needs in Old Age. The hospital also organised an Eye & Ear checkup camp for residents.

Outings
Care Homes’ regular outdoor visits are a welcome break and included a showing of the popular movie Bahubali 2 much to the enjoyment of residents. Lunch, dialogues and opinions were shared animatedly. Residents love exploring new places, and an enjoyable visit to Baba Mohanram Temple was also arranged.
Arts & Crafts
Social worker Ms. Rosina organises various paper related crafts and clay activities at Care Homes. Residents take enthusiastic and active part in such sessions. This quarter they included meditative therapy and eye hand coordination games --- all great fun for the elderly and much loved by them.

Mr. Tapan Kumar from Faridabad was warmly greeted and welcomed as the newest member of the Care Homes family, Bhiwadi. Accompanying relatives were all praise for the quality of services, equipment and maintenance.

Senior Living: Care Homes Dental Checks
The Biyani Hospital team organised a free Dental checkup for residents with a focus on how to manage dental problems after 55. Dr Sahil gave important tips on how to keep dentures clean.
First-Aid Training
The Utsav team has received training and been certified for Cardio Pulmonary Resuscitation (CPR), Using Automated External Defibrillator (AED) and Basic First Aid by Vivo Healthcare Pvt. Ltd.
Care Givers
Care Homes, Jaipur acknowledged and gave thanks to those individuals who have made their career as a Care Giver.
Welcome
Care Homes, Jaipur welcomed Mr and Mrs Bhargav who are 88 and 84 years respectively, as residents for permanent stay. Accompanying family members were greatly impressed by the facility and they chose double occupancy.
Health Camp
Narayana Multispecialty Hospital organised a health camp at the Activity Centre of Ashiana Utsav. Renowned urologist Dr. Madhusudhan Patodia and dietician Miss Pandeshwari were present for consultations.
