From the Desk of the Jt. MD
Dear Friends,
I would like to start by remembering a person very special to the company Kuldeep Gahlaut, who passed away last quarter. It was a tragic and major loss for all of us. Fondly known as KG, he headed the HR function in the organisation and brought about major changes in the area of people development and training at Ashiana. We will always be grateful to him and remember him with affection.
One of KG's beliefs was that the workplace should be a fun place too! In his memory the team has started a club called Books and Beyond where people learn while competing in fun events.
For residents of Ashiana we have started a programme called 'Ashiana Supermoms'. The idea is to facilitate talented moms in our projects to showcase their talent, share and teach other residents and children and for all to enjoy the process. I hope that this helps our supermoms make good use of their skills, achieve their goals and also provide a great learning opportunity to other residents. The programme has been initiated in Bhiwadi and is now taking shape in Jaipur, Jodhpur and Neemrana.
It is very satisfying for all of us at Ashiana to give possession of your homes on time; to see the look of delight and joy on your faces…and fortunately we see this happening regularly at our projects in various locations. I am also excited that in our new project, Ashiana Anmol at Sohna (South of Gurgaon), the structure is ready and in Shubham at Chennai, the external plaster is almost complete and we will be delivering the units on time.
Our ICRA rating has been upgraded to ‘A’ which shows the strong financial health of the company -- even in a tough market. We consider this an endorsement of how the company has managed its finances during these turbulent times and pledge to always do our best for all our stakeholders.
And finally, to end with another piece of good news - our CSR initiatives have won us the Bhamashah Award from the Rajasthan Government for the 5th consecutive time!

Going the Extra Mile
Arun Kumar Singh, Civil Foreman, Ashiana Tarang, Bhiwadi tasked with labour training classes organised under CREDAI, chose to conduct them outside of his working hours so as to fulfill his work responsibiliites at the site as well as do a good job of teaching his students -- a great example of sacrificing your own comfort to help others, and of Going the Extra Mile.
Never Give Up
Civil Supervisor at Ashiana Tarang, Bhiwadi, Ramesh Kumar Singh was given the responsibility of opening bank accounts for newly recruited labour. He had to persist and worked very hard to convince and help everyone get Aadhaar Cards and bank accounts opened as early as possible. Thanks to his Never Give Up efforts, all payments are now made directly to each labourer's account.
Happiness All Around
GTE Vikash Kumar from Ashiana Surbhi, Bhiwadi is a great example of selfless help for others. Moved by the plight of labourers unable to guide or educate their children because of poverty, Vikash Kumar has taken a personal initiative to teach these children and guide them in life, for free. He is teaching the labourers' children at his own residence. This is a great example helping society and spreading Happiness All Around.

Skill Training for Supervisors
Skill training helps supervisors reach higher levels of efficiency. Project and Site Engineers are training supervisors from various sites continually on engineering topics
GST Training
GST has meant a lot of changes in the tax model. The Accounts & Purchase teams received prior training on GST implementation processes and their effect on our day to day working.
RERA Session
Real Estate Regulatory Act is now applicable. All senior team members were updated on applicability of RERA and its clauses.
One Minute Manager
Around 70 members of Middle and Senior management from all locations gathered for a learning session based on the book One Minute Manager.
Sales Training
Ashiana’s Sales teams gathered at Bhiwadi for training on the Six Principles of Persuasion, Home Work and Need Analysis.
ESS Refresher Session
Refresher sessions were organised for staffers on the handling of the Employee Self Service portal to help them manage their leave, attendance and file other HR requirements online
Broadening Knowledge
As part of Ashiana’s efforts to spread and share knowledge from books, the Middle management team was provided copies of Be Our Guest by the Disney Institute
Engagement
The Human Resources Department organised several welfare activities during the quarter. Among them :
• Mother’s Day was celebrated with unique cards for the mothers of all Ashiana staffers from each of whom a unique quote was taken earlier about their feelings for their mothers. Both recipients and senders were equally surprised and thrilled!
• In recognition of non-sales staffers who often contribute to the sales process, Debdas Chatterjee, Head Office, Basker Pandita, Jaipur, and Ranjeet Singh, Chennai were acknowledged for their going the extra mile to help Sales
• A psychiatry camp was organised for staffers to learn how to deal with their emotions and manage work life balance. .
Skill Development
Skill training batches for masons were started at Ashiana Tarang, Bhiwadi and at Gulmohar Gardens, Jaipur in association with CREDAI. In a first, six women labourers also joined in Jaipur.
Offsite Training
Estate Officers from Bhiwadi gathered in an informal setting for off-site training at Pratapgarh, Haryana to share ideas and build motivation. Ashiana Maintenance Services organised their annual manager training at Mussoorie and discussed new challenges, projects, vendor management and manpower efficiency.

PHOOLWARI
Celebrations Celebrations for Mother’s Day and Father’s Day were organised in different ways throughout Phoolwari schools. Mothers were specially invited and presented cards, photoframes and dances and songs by the children. International Yoga Day was marked at Phoolwari schools with special yoga sessions.
World Environment Day was celebrated at Phoolwari schools by connecting to nature. Children visited a pottery to explore the close relationship between nature and traditional crafts like making pots and vessels. They made bags with eco-friendly material and took part in a plantation drive.

Sandwich Making
Phoolwari kids enjoyed making --- and eating! --- sandwiches with a host of ingredients from bread, to carrots, to cucumbers at Ashiana Tarang, Bhiwadi . It was a fun activity that laid the foundation of healthy living at a very young age.
Environment Day
Environment Day was celebrated with tree plantations organised in Phoolwari schools at Bhiwadi. The children were taught the importance of trees in the environment and many students volunteered to plant trees and also to take care of them.

Promotional Events
The Sales team at Halol organised a seminar on the Goods & Services Tax at the Club House with over 150 accounting professionals taking part. They also put up cookery as well as a ramp walk competitions in which ladies and children enjoyed taking part making for a lively, memorable evening.

Celebrating Bookings
Vrinda Gardens, Jaipur celebrated a landmark milestone with 400 bookings across Phase 1, 2 and 3A. It was the first major event held here after occupancy began. All customers were invited with their families to celebrate the event at a Summer Fiesta. The theme was Punjab and the evening was thoroughly enjoyed by the guests who enjoyed the exuberant beats of the dhol as cycle rickshaws ferried them to the event area. There was a lassi corner, cots for sitting, Punjabi dancers and singers to entertain, and Punjabi cuisine. Nearly 1000 guests enjoyed the fun event and the dinner which followed.
Supermom Grand Finale
Ashiana Town- , Bhiwadi organised a very successful finale to Season-1of the Supermoms initiative on the eve of Mother's Day. A large houseful crowd of residents attended and enjoyed the event: with true superheroes -- moms --- dancing, singing, role playing and sharing experiences, training others and doing what they really like. It was celebrations galore as the super efforts of our supermoms were recognised and felicitated. Kudos to Mrs. Kusum Dayal, Mrs.Babita and Mrs. Kamakshi Mehta for emerging winners. Season-2 has been launched and has got an even bigger response with over 400 Ashiana Supermoms registering.
Land levelling for new development at Ashiana Navrang, Halol
At Ashiana Navrang, Halol , all 240 units in Phase 1 and 2 are now ready and the land area for the start of a future development is levelled and ready. The sales office has been shifted to the Club House.
Electricity connection and structural work of Block B1 in Gurgaon
In Gurugram , the Ashiana Anmol Phase 1 site at Sohna has now got its own temporary 200 KVA connection to enable smoother progress at reduced costs. A high tension overhead line of 66 KVA has been shifted to an underground cable trench. The structural work of Block B1 has also been completed.

Hand Overs
Over 200 Flats across Phases I and II in Vrinda Gardens, Jaipur have been handed over.

More than 500 flats have been handed over to customers in Ashiana Town- , Bhiwadi . That's a score of over 80 percent. Quality control checklists of all sold flats in Ashiana Town- have been released. The quality of construction of the flats and their Wow factor has received high ratings from Ashiana Town- customer feedback.
Kitty Party
A kitty party at Ashiana Town- , Bhiwadi drew even outside participants who were introduced to the Ashiana lifestyle and enjoyed the evening interacting with existing customers who shared their experiences. Later, guests visited the sample flat and club house.
Electrical Sub-Station
An electrical sub-station has been set- up in Ashiana Town- , Bhiwadi to provide a permanent JVVNL electrical supply to customers. The generator will now work as a backup when needed
Road Work
Ashiana Tarang, Bhiwadi was tasked with the repair of the badly pitted, uneven and full of potholes Dwarikadish Road. The Tarang team worked day and night, through rain and slush, within moving traffic. But they did the job and have ensured th at traffic movement is smooth to reduce accidents. They also earned high praise for inspiring tremendous efforts from local people..

School Construction
Bhoomi pujan of Bal Bharti School at Ashiana Town, Bhiwadi was organised with the help of Ashiana Town staffers. The puja marked the commencement of an ambitious project to ensure that customers residing in Ashiana Town have no worries about their children's education. Honourable guest at the puja was Mr. P.K. CLSS Education
At Ashiana Town- , Bhiwadi , PMAY CLSS Education Sessions are taken very seriously. The entire team has been explaining this government scheme to customers and resident tenants in great detail --- the categories and the criteria, so that they can make their decisions in an informed way. Ashiana Town- also hosted a CLSS Education Session for Honda. It was an informative and educational session addressed by Mr. Ankur Gupta, JMD, Ashiana Housing Ltd. There were lots of interactions and several queries, all very well answered by Mr. Manish Kumar (DGM-Sales,Bhiwadi].

Customers were delighted by the inauguration of their new Club House at Ashiana Dwarka, Jaipur and were thrilled to see the swimming pool, gymnasium and facilities. They appreciated the ambience and amenities both in terms of quality as well as look and feel. Adults were thrilled to view the recent India-Pak match via a big screen projecter while the children enjoyed their cartoons. Everyone loved the food and light music and spent a fun filled evening singing and dancing.

Swimming
The first Inter Ashiana Swimming Competition held at Ashiana Surbhi, Bhiwadi was a success with over 200 residents attending and enjoying the thrill of competition. A swimming meet was also organised at Ashiana Manglam, Jaipur . With events for all age groups, participants and residents cooled off in the water as they won prizes for the first three positions in each group.
Marathon
The next Inter Ashiana Marathon has been scheduled in Ashiana Town- , Bhiwadi . So far 150 residents have already registered.
Sit & Draw
A Sit & Draw Competition was specially organised at Ashiana Aangan, Bhiwadi for all contractual staffers and their families including security, housekeeping and horticulture. RWA members were invited to give away the prizes.

Updates were shared on issues raised earlier at the Open House event at Ashiana Town- , Bhiwadi . There were clear presentations and an email group has been created to share the information with those who couldn't attend. An open forum to understand residents' issues on maintenance and communication was also organised at Ashiana Anantara, Jamshedpur with residents interacting with Estate Officers.

Ashiana conducted its biggest ever Town Hall meeting at Ashiana Town- , Bhiwadi --- there was an attendance of nearly 150 people. There were discussions on our Core Values and maintenance. HDFC Bank has been approached to help with house purchases. At Ashiana Anantara, Jamshedpur residents met contract staffers to share views for improvement at their Town Hall meeting.

A video with Mr Ankur Gupta, Joint Managing Director presenting the CLSS scheme is now being played at all club reception areas to create more awareness among resident tenants about the Prime Minister's new housing scheme.

Yoga International Day on June 21 saw yoga celebrations and sessions across Ashiana. At Rangoli Gardens, Jaipur , professional yoga trainer Mr. Lohiya conducted the session and more than 120 residents attended. At Gulmohar Gardens, Jaipur , sessions were held at a yoga camp organised for residents in the lush green parks of the project. Ashiana Anantara, Jamshedpur marked the day with yoga sessions and an enlightening lecture by a yoga trainer from Patanjali Yog Peeth.

New Lifts : Puja at Acacia; work at Nargis
Upgradation
Ashiana Gardens, Jamshedpur is now a 25 year old project and all buildings did not have lift facilities. Ashiana has now undertaken lift installations in all ground plus four floor buildings. Two lifts have already been commissioned in Magnolia building, and work has started at Acacia and Nargis buildings.

Special Facilities
Ashiana Nirmay (Phase 1), Bhiwadi is a senior living project, so special care has been taken to fulfill all the requirements of senior citizens. In Phase 1, units have been provided with modular kitchens, and wardrobes in all bedrooms. Some additional electrical items such as Emergency Response System, Geyser in Kitchen and Toilet, Chimney, Ceiling Fans Tubelights, Exhaust Fans and Night Assist Lights are being provided to customers.

Construction Updates
At Ashiana Nirmay (Phase 1), Bhiwadi, concrete casting work of the Electrical sub-station (ESS) is completed. Once all the work is completed, customers will have a permanent JVVNL electrical supply.

Art & Craft
Art & Craft is a therapeutic activity for people of all age groups. Paper weaving notebooks were made in the regularly held craft class at Ashiana Utsav, Bhiwadi for residents. There was childlike enthusiasm amongst the participants and each one made a beautiful notebook.
World Music Day
Ashiana Utsav, Bhiwadi combined World Music Day celebrations with their month end party. Residents enjoyed the musical evening and songs by our residents. At Ashiana Utsav, Jaipur , the day saw a display of talent by residents Mr Sudhir Sharma, Mr S.K. Kandewal , Mrs Sharda Sharma , Mrs Patak and Mr Fraklin who played a variety instruments. The celebrations concluded with refreshments from the Utsav Café.

Langar & Shabeel
Residents of Ashiana Utsav, Bhiwadi organised a langer and shabeel twice over. First on Guru Arjun Devji’s Shahidi Diwas, and then on Nirjala Ekadashi. Both occasions saw wholehearted participation by residents making it truly a community programme.

International Yoga Day
At Ashiana Utsav, Bhiwadi , celebrations for International Yoga Day started at 6:00 am. Mrs Parminder Marwah welcomed residents and spoke on yoga. Col Babu Lal Sharma, Mr Malhotra and Mrs Santosh Arora demonstrated different yoga asanas and pranayama. Utsavites from Jaipur started with a fresh air yoga session in the park followed by tea from Utsav Café. At Ashiana Utsav, Lavasa, International Yoga Day was celebrated by residents with the Heartfulness team through meditation.
Sunderkand Path
Ashiana Utsav residents in Jaipur organised Sunderkand Path at the Utsav temple. Path was followed by Vandana, Bhajan and Prasad distribution.

Every Tuesday, Utsav Jaipur residents celebrate Bhajan Sandhya in the evening. puja is followed by vandana, bhajan and prasad distribution.
Ram Navami
At Ashiana Utsav, Jaipur , the Navrati festival began with Durga Puja and bhajans at the Utsav Temple. The festivities continued till Navami with bhajans , garba and distribution of prasad every day to all Utsavities who participated. Bhangra was organised by Utsav residents on the occasion of Ram Navami.
Baisakhi
Ashiana Utsav, Jaipur residents never miss a chance to entertain themselves with dance and songs. This time fun filled the Baisakhi celebrations. Residents dressed up in Punjabi dresses and danced to Punjabi songs. Dinner was at the Utsav Café.
Ladies Get Together
Ashiana Utsav, Jaipur ladies planned a get together drawing more than 50 participants into showing their talents. Refreshments were organised by Utsav Café.
Cookery Show
The Cookery Show is a much demanded activity in Ashiana Utsav, Jaipur . Our café cook Mr Rocky Sarkar demonstrated Bread Pizza Pocket. A large number of residents enjoyed the demonstration and the taste and are looking forward to the next show.
Finance Camps
A Financial Planning camp was organised at Ashiana Utsav, Jaipur by Maloo Finance Consultants for residents to manage their money. A complimentary lunch was also hosted by the organisers. A SBI mutual fund consultant made his presentations at a separate camp. Utsavites at Jaipur now have the benefit of financial advice from two or three consultants.
Tambola
Tambola is among the most popular activities at Ashiana Utsav, Jaipur . Here the tambola session are organised twice a week and are extremely well attended by Utsavities. Males show as much enthusiastic interest as females.

Singer Isha Narkhade put on a performance for Ashiana residents at Ashiana Utsav, Lavasa who happily welcomed her and joined in the singing.

Excercising Brain & Body Physiotherapy exercises were conducted by the VIMHANS team as part of the regular activities at Ashiana Utsav, Bhiwadi . Nearly 20 residents attended the session. A team from VIMHANS also organised a Brain Gym with residents enjoying themselves solving puzzles.
Talk & Hear
The Ashiana Utsav, Bhiwadi Diet Talk this time was by Dr. Dimple Mathur from Star Hospital, Bhiwadi. She discussed Nutrition Needs in Old Age. The hospital also organised an Eye & Ear checkup camp for residents.

Outings
Care Homes’ regular outdoor visits are a welcome break and included a showing of the popular movie Bahubali 2 much to the enjoyment of residents. Lunch, dialogues and opinions were shared animatedly. Residents love exploring new places, and an enjoyable visit to Baba Mohanram Temple was also arranged.
Arts & Crafts
Social worker Ms. Rosina organises various paper related crafts and clay activities at Care Homes. Residents take enthusiastic and active part in such sessions. This quarter they included meditative therapy and eye hand coordination games --- all great fun for the elderly and much loved by them.

Art of Living Bhajan Sandhya sessions are organised regularly at Care Homes, Bhiwadi by Mr.B.D.Bhargava. A resident of Ashiana Utsav, he visits Care Homes every Saturday. Another resident Mr. Rakesh Suri joins in with his dance interpretations of bhajans and devotional songs.

The Biyani Hospital team organised a free Dental checkup for residents with a focus on how to manage dental problems after 55. Dr Sahil gave important tips on how to keep dentures clean.

Welcome
Care Homes, Jaipur welcomed Mr and Mrs Bhargav who are 88 and 84 years respectively, as residents for permanent stay. Accompanying family members were greatly impressed by the facility and they chose double occupancy.
